escheat

Procedure whereby land reverted on the extinction of a tenancy. 1. Escheat propter delictum tenentis (for the tenants crime), i.e., where the tenant was convicted and sentenced to death, the land reverted to the lord. 2. Escheat propter defectum sanguinis (for failure of blood), i.e., where the tenant died without an heir, the land escheated to the lord. Abolished in many locations.
